Overview

Phipps Houses is New York City’s largest and oldest not-for-profit developer, owner and manager of affordable housing. We have a very large pipeline and numerous award-winning large-scale projects that the Assistant Project Manager (APM) will work on as part of our real estate development team.  We do some of the most innovative and complex projects in the affordable housing field, ranging from assemblage & site acquisitions, re-zonings, brownfield remediations, large-scale multi-phase projects, and year 15 preservation projects. The APM will participate in every facet of the development process including predevelopment activities, construction financing closings, construction administration, conversions to permanent financing, and asset management.

Our current pipeline includes several large multi-phase developments including Rockaway Village (1,700 units), Atlantic Chestnut (1,400 units) and Lambert Houses (1,665 units), and several other sites that are entering the ULURP process. In total, we have a development pipeline of approximately 4,500 units with another 1,600 units under construction and a large portfolio of preservation recapitalizations. Phipps owns and operates approximately 8,000 residential apartments across New York City.

Salary range:   $75,000 – 85,000 – based on education, skills, and experience.

Position Responsibilities:

The Assistant Project Manager will work closely with and under the supervision of the Vice Presidents of Real Estate Development.

Tasks may include:

– Drafting and distributing correspondence to partners, government agencies, lenders, investors, contractors, and consultants.

– Compiling due diligence and other application requirements of financial institutions and government funders.

– Creating and tracking budgets and expenses, including processing invoices and contracts.

– Collecting and organizing documentation for environmental sustainability and brownfield remediation programs.

– Attending construction, finance, and design meetings and public hearings; preparing presentation materials, agenda, and minutes for these meetings.

– Interacting with a wide variety of stakeholders including contractors, architects, and neighbors.

– Conduct market research and evaluate potential acquisition sites.

– Assisting with budgets, proformas and other quantitative analyses.

The position requires strong organizational and written and oral communication skills, as well as persistence and patience. Candidate should be a creative problem-solver capable of collaborating effectively with team members from diverse disciplines.

Required Education / Experience / Skills

Candidate must have a four-year college degree and two years of related experience in real estate, design, urban planning, public policy, or similar field.

Candidates must be comfortable using Microsoft Office software – specifically Excel, Word and PowerPoint at a high level of competence. Knowledge of New York City and a demonstrated interest in affordable housing development a plus.
