Overview
Polaris American seeks a Real Estate Development Associate to assist the development team with evaluating and managing real estate development projects. This person should be an analytical self–starter with a passion for urban redevelopment and community development.
This is a consultancy opportunity to learn and grow with us. Hourly compensation based on experience. Expected time commitment based on project complexity but minimum 10 to 20 hours per week.
Skills/Experience Required:
• Excel skills necessary to create and manipulate development models, budgets and project pro formas as part of financial feasibility analysis.
• Basic understanding of the real estate development process with a focus on residential multifamily and mixed–use projects.
• Working knowledge of BuilderTrend (or other construction management software) involved in the project management of real estate development projects.
• Knowledge of local, state, and federal housing subsidy programs available to fund affordable housing and commercial development (CDBG, NMTC, HOME, LIHTC, Rental Subsidies).
• Writing skills necessary to create development memoranda.
• Conduct market feasibility analysis of potential projects.
• Project management of development process (crafting Power Point presentation of project plan based on GANTT chart).
Specific Projects Include the following:
• Scattered site, infill housing development project in urban New Jersey redevelopment district
• Mixed–use new construction project located on busy urban commercial corridor.
• Proposed redevelopment of existing church building as part of redevelopment project.
• New construction of single–family homes in a subdivision located in rural North Carolina.
