**Job Responsibilities: **

– Assist the Project Manager and Lead Project Manager in executing planning and affordable housing initiatives.

– Aid in the identification and evaluation of potential sites.

– Support the drafting of Letters of Intent (LOIs) and contracts.

– Contribute to managing predevelopment activities.

– Assist in securing various forms of financing, including subsidy acquisition, predevelopment, construction, and permanent financing.

– Support the lease-up and sales processes.

– Create and manage pro forma financial statements for development projects.

– Help secure zoning and permit approvals.

– Interact with clients and public officials.

– Prepare for and participate in presentations and events.

**Qualifications:**

– Currently pursuing a degree in Urban Planning, Real Estate, Finance, Development, or a related field.

– The candidate should demonstrate the following qualities and skills:

– Must be able and flexible to work in a fast-paced environment, with day-to-day responsibilities that change and evolve based on the current workload.

– Requires confidence, adaptability, proactivity, organizational skills, and attention to detail.

– Ability to collaborate effectively with others to achieve shared goals.

– Capable of managing multiple projects simultaneously while meeting deadlines

– Experience in financial and market analysis is preferred.

– Strong proficiency in Excel is required.

– Experience with GIS (Geographic Information Systems) is a plus.

– Experience with project management platforms (e.g., MS Project, Asana, Trello, Agile) is also a plus.

This position is particularly suitable for graduate students who can commit to working up to 25 hours per week, assisting the team in executing the current project pipeline, and identifying new opportunities. The role is based in Cranford, New Jersey. The selected Assistant Project Manager will receive training in managing affordable housing projects in collaboration with a team of professionals with over 25 years of experience in the field. Furthermore, this position offers the potential for future full-time employment, providing a well-defined career trajectory for candidates.

This hybrid position requires a commitment of 25 hours per week. Compensation is $27.50 per hour, with potential opportunities for bonuses and raises contingent upon performance.
