Restrepo & Associates is a well-connected real estate development and consulting firm concentrated on affordable housing. We specialize in identifying private or publicly owned property and securing local, county, state and federal subsidy investments to develop it. We manage the process from beginning to end, including securing private capital for seed, acquisition, predevelopment, construction and permanent financing needs. Our clients include non-profit and for-profit community development-driven organizations across the State of New Jersey and beyond.
We have a small yet driven team of individuals with over 20 years of experience in the affordable housing industry. Our company values lie deeply in providing attainable housing opportunities and wealth generation for families while revitalizing the communities they live in. As a rapidly growing and diversifying firm, we are in need of a like-minded individual to assist in project management roles for both our client-based and solo development endeavors. The roles to be assumed by someone in this position generally include, but are not limited to, the following:
· Maintain strong relationships and serve as the key point of contact for assigned clients/projects and liaise necessary tasks and information back to the team.
· Become familiar with the timeline and co-manage every aspect of the real estate development process from start to finish- including initial research, acquisition, financing, pre-development, construction, and marketing/sales.
· Become a subject matter expert on local, state, and federal subsidy programs that ultimately make our projects feasible and be able to perform standard due-diligence tasks needed for their attainment.
· Develop market analyses, project narratives, development pro-formas, and zoning analyses for a wide array of project types.
· Be familiar with local and state smart growth and urban planning goals as well as best practices in architectural design for urban redevelopment projects.
· Facilitate regular meetings with a wide variety of stakeholders including, but not limited to, client organizations, government officials, loan officers/CDFIs, social service providers, real estate brokers, architects, engineers, and general contractors.
· Assist in building out the “development guidebook,” which will streamline processes while Restrepo & Associates continues to grow as a company.
· Assist in research for continuing business growth and development, including expanding our geographical footprint.
To be able to execute these roles effectively, we are looking for an individual that holds the following qualifications:
· Bachelor’s degree in Public Policy, Urban Planning, Finance, Real Estate, Political Science, or equivalent experience
· Preferred enrollment in a master’s degree program in one of the above related fields
· A self-starter who can easily navigate changing priorities and a very fast-paced work landscape
· Experience/proficiency in GIS, Excel, and navigating/interpreting statistical data (i.e. ACS, HPI, HUD Income Limits, etc.)
· Some prior experience and a strong interest in affordable housing and community development
· Familiarity with the public policy sphere/programs surrounding subsidized housing and community activism
· Willingness to engage and assist in real estate finance-related tasks such as budgeting, affordability analyses, and loan acquisition
· Strong verbal and written communication skills
· Strong organizational skills
This position will require 20 hours per week and will be mostly remote aside from some in-person meetings and site visits. Compensation will be $20 hourly with ample opportunities for growth.
